According to the Building Control Rules of 1964, specific setback distances must be maintained from the centerline of highways to avoid encroachment and future demolition. For rural areas, the minimum distance is 75 feet (approximately 22.86 meters), while for urban and industrial zones, the required distance is 60 feet (around 18.29 meters).

Authorities have made it clear that any construction within 40 meters of a highway’s centerline is considered illegal and is subject to demolition by the concerned departments....readmore

In a significant move within the NCR property landscape, AU Real Estate has acquired 446 residential units in Sector 76, Noida, for a total of ₹1,468 crore. • UP Government to Roll Out New Building and Construction By-laws by May 30

The Uttar Pradesh government is preparing to implement the new Building Construction and Development By-laws, 2025 by May 30, with a final draft expected to be presented before the state Cabinet in the coming days. The move aims to simplify construction processes and promote ease of doing business across the state, both in urban and rural areas.

The comprehensive proposal, developed by the Housing and Urban Planning Department, introduces several reforms designed to reduce bureaucratic hurdles, streamline approvals, and encourage development activity. According to officials, one of the most impactful provisions is the elimination of the requirement for an approved building map for residential plots up to 1,000 square feet. Instead, an architect’s certificate will now be sufficient for residential plots up to 5,000 sq ft and commercial plots up to 2,000 sq ft.

These changes are expected to significantly cut down delays and costs typically associated with construction approvals, especially for individual homeowners and small developers....readmore
